URBANIZED LOTS The plots are sold either together or separately. 1st option: S = 779 m2, “Mixed use”, i.e. you can build apartments/apartments and commercial premises, K gross = 1.0 (i.e. you can build 779 m2 gross), P+2 (i.e. 3 floors + garage, which can also be used as separate studios). 2nd option: S = 351 m2, “Residential property”, i.e. you can build apartments/apartments or private villas, K gross = 0.8 (i.e. you can build 281 m2 gross, P+1+PC (3 floors + garage) Price: € 185,- / 1 m2, negotiable Brief calculation for the development (if you build one large building on both sites): - the total gross area of the above-ground part (that is, three floors) will be 1060 square meters, - plus the lower floor (garage) without any area limitation, but not less. 452 square meters (taking into account the ideal slope of the land, it is possible to place view studios-garages there on the front side (that is, according to the project, to make garage boxes of 25 square meters with communications - water and sewerage). You will get at least 8 such studios. - if the net is 80 %, then the official area of the apartments will be 80% * 1060 m2 = 848 m2. This is a minimum of 18 two-room (one bedroom) apartments with an area of 46 m2 + the remaining real garages on the underground garage level (in the part where there are no windows).
